This is your opportunity to shape any possible planning application east of Luton.

This consultation is asking local people about all the elements that might come together to create sustainable development – everything from schools, community facilities and types of employment that could be provided, to the sorts of homes, transport and public space that could fit together to make a successful place for people in the area to live and work.

Feedback from previous exhibitions is being fed into the emerging proposal. No final decisions have been taken on the detail of the plan, but it is possible to set out some of the elements which might be included within the site.

  • A mix of different types of homes, including a large proportion of affordable properties. It is estimated that the area under consultation could accommodate approximately 3000 to 4000 new homes.
  • A variety of appropriate employment opportunities
  • A "local centre" including retail and community facilities
  • Primary school(s) and playing fields
  • Formal and informal open space, including the provision of new open space at Putteridge Bury
  • Preservation and enhancement of existing woodland and new landscape planting
  • Extensive public transport provision, providing links both within the site and to the wider surrounding area
  • A network of footpaths and bridleways to link the new development to the existing urban area
  • The latest thinking on sustainability and environmental practices will be considered.
